Buying a home is one of the biggest decisions you'll make — and knowing what to expect makes all the difference. Here's a clear look at each stage of the mortgage journey, so you always know what's happening and what comes next.

    Get Pre-Approved

    Meet with a loan officer and submit basic financial information — income, assets, and credit. You'll receive a pre-approval letter showing exactly how much home you can afford, which strengthens any offer you make.

    Find Your Home & Make an Offer

    Work with your real estate agent to tour homes within your budget. Once you find the right one, submit your offer with your pre-approval letter attached to show sellers you're a serious, qualified buyer.

    Submit Your Full Loan Application

    Once your offer is accepted, complete the official mortgage application and provide final documentation — pay stubs, tax returns, and bank statements — so your lender can move your file into processing.

    Loan Processing

    A loan processor organizes your file, orders the home appraisal and title search, and verifies your employment, income, and assets directly with third parties.

    Underwriting

    An underwriter reviews your complete file against loan guidelines. They may request additional documents or clarification — these are called "conditions," and they're a normal part of the process.

    Clear to Close

    Once all conditions are satisfied, you'll receive final loan approval and your Closing Disclosure, which you'll review for at least three days before closing. Your closing date is officially scheduled.

    Closing Day

    Sign your final loan documents, pay your closing costs and down payment, and the funds are disbursed. Congratulations — the home is officially yours and the keys are in your hand.
